Building Today's Student Housing - The Average Dorm is not the Norm

Universities are growing in attendance at an unprecedented rate. The demand for additional student housing will continue to increase over the next decade. Adding to the challenge are not only space and time constraints, but requirements for the actual living space. Today’s student housing is very different from the communal, no frill dorms some of us remember in our college days. Advancing technology has transformed the way we live, work, play, and the way we build.

From modern apartments with luxury amenities to traditional residence halls and suite-style housing – FINFROCK’s vertically-integrated system lowers project delivery risk for student housing development. With in-house design, manufacturing and construction services, FINFROCK provides guaranteed pricing before the completion of design documents and compresses schedules to give the owner predictable costs and an on-time delivery date. Owners gain tremendous benefits, including superior flexibility and sustainability. FINFROCK’s concrete structures also provide greater durability, reduced building maintenance, and lower lifecycle costs for the University.

In 2016, FINFROCK was on the winning team when the University of South Florida (USF) awarded a contract to deliver over 540,000 square feet of space in five buildings with 2,167 beds in just two years’ time. Project delivery was phased over two school years, to limit the amount of existing inventory taken out of circulation during any one school year.

Functioning as a single point of contact for design and construction of the student housing buildings, we eliminated the hassle of dealing with multiple companies, cost overruns, and scheduling issues inherent in the traditional building process. In short, we took responsibility for design and construction of the student housing, and our design, development and construction team was awarded this prestigious project as a result.

To achieve the first phase of 885 beds within one school year required producing precast/prestressed concrete products offsite, then shipping and assembling them on-site. Our innovative DualDeck® Building System, which incorporates subsystems into our precast product during the manufacturing process, was the catalyst for success. Accomplishing this level of performance in fourteen months -- with no contractor-driven change orders -- while maintaining high-quality standards would have likely been
impossible with any other building or project delivery system.

The USF project is the largest public-private partnership student housing project approved by the Florida Board of Governors in the history of the state university system, according to USF. It accommodates 2,167 students and is part of “The Village,” a community featuring five student housing buildings comprised of suite style and traditional hall-style accommodations, a dining hall, wellness facility, outdoor pool and retail spaces.

Delivering each project with FINFROCK’s cohesive integrated system kept USF’s project moving forward from day one and guaranteed on-time delivery when they needed it most.
