In 2016, FINFROCK was on the winning team when the University of South Florida (USF) awarded a contract to deliver over 540,000 square feet of space in five buildings with 2,167 beds in just two years’ time. Project delivery was phased over two school years, to limit the amount of existing inventory taken out of circulation during any one school year.
Functioning as a single point of contact for design and construction of the student housing buildings, we eliminated the hassle of dealing with multiple companies, cost overruns, and scheduling issues inherent in the traditional building process. In short, we took responsibility for design and construction of the student housing, and our design, development and construction team was awarded this prestigious project as a result.
To achieve the first phase of 885 beds within one school year required producing precast/prestressed concrete products offsite, then shipping and assembling them on-site. Our innovative DualDeck® Building System, which incorporates subsystems into our precast product during the manufacturing process, was the catalyst for success. Accomplishing this level of performance in fourteen months -- with no contractor-driven change orders -- while maintaining high-quality standards would have likely been
impossible with any other building or project delivery system.
The USF project is the largest public-private partnership student housing project approved by the Florida Board of Governors in the history of the state university system, according to USF. It accommodates 2,167 students and is part of “The Village,” a community featuring five student housing buildings comprised of suite style and traditional hall-style accommodations, a dining hall, wellness facility, outdoor pool and retail spaces.
