» Miami Beach developer Michael Capponi, well known on the South Beach nightlife scene, formed a division to develop luxury single-family homes. Capponi Group Luxury Properties, a division of Capponi Properties, plans to do at least five projects this year. SOL Sotheby's International Realty will handle property listings.

» Construction has begun on a 324-unit condominium project -- Terrazas River Park Village -- in two towers along the Miami River. Terrazas International Group, a venture between Argentine developer Miguel Angel Barbagallo's B Developments and his Argentine partner, BA Investment Group, expects to complete the project by late next year. Units will start around $300,000.

» Construction is slated to begin this summer on a 399,000-sq.-ft., high-end shopping center, Shops at Pembroke Gardens, in Pembroke Pines. Indianapolis-based Duke Realty Corp. is financing and building the project, which will be at I-75 and Pines Boulevard, one of the last big parcels left for major retail development in the area.
