THE MOTOR ENCLAVE, Tampa. Adjacent to Tampa Executive Airport. Majority owner Brad Oleshansky opened it in 2024. Its 1.72-mile track was designed by German engineer and racer Herman Tilke. There's also a 100-acre off-road course. With 300 garage condos, it says it's the "largest private garage community in the world."
STEVE'S GARDEN DRIVE, Tallahassee. On the Motorclub "Club of Clubs" site — an association of clubs put together by design firm Tilke Engineers & Architects — this project is listed as "in development." It says, "Invitation only, this circuit redefines exclusivity. Designed for pure driving pleasure, it offers a private, personal motorsports sanctuary unlike any other." Efforts to obtain comment weren't successful.
EMERALD COAST MOTOR CLUB, DeFuniak Springs. A website for the 751-acre "coming soon" project says it will have a 3.2-mile road course, karting, "villas, car condos and real estate opportunities." Efforts to obtain an interview weren't successful.
P1 MOTOR CLUB, St. Lucie County. Under construction, it will have three components: a members-only race circuit with amenities, a semiprivate Treasure Coast Circuit and a commercial real estate component. In addition to garage-townhouses, it will have 125 residences eligible for a homestead exemption.
PRECISION DRIVE CLUB, Miami Gardens. On the campus of Hard Rock Stadium, its unique feature is a track that meets the FIA's top tier for tracks and hosts the Miami Grand Prix every May. The club opened in 2024 and is wrapping up its second season.
NORTH FLORIDA MOTORSPORTS PARK, Nassau County. Proposed for a 600-acre site, it will feature a track designed by project partner and three-time IndyCar champ Bobby Rahal. Plans call for trackside condos and karting. Partners include Atlanta Motorsports Park, Rahal, NF Sports Development and M2 Real Estate Advisors. Efforts to obtain an interview weren't successful.
CIRCUIT FLORIDA, Auburndale. Opened in 2024, it has a 1.7-mile course. The track website says a new clubhouse opens this year. The site says garage-residence condo prices in its first phase run from $631,120 to $2.3 million. Efforts to obtain an interview weren't successful.
THE CONCOURS CLUB, Located within the Opa-Locka Executive Airport northwest of Miami. It has pickleball and padel courts and other features along with a two-plus mile driving circuit. "Miami's Automotive Resort" opened in 2021. It says it's a private resort that "blends high-performance driving with impeccable service and world-class amenities." The club restaurant menu is overseen by a James Beard-award nominee and winner of "Best New Chef" from Food & Wine magazine.
