Dockominiums


In a recent $200-million deal, Fort Myers-based Yacht Clubs of the Americas purchased three marinas -- one in Tampa, one in Naples and another in Key West -- that it will redevelop into yacht clubs and market as "dockominiums," wet slips or drip racks that boaters can purchase rather than rent. Florida's rapid population growth and declining number of marinas make it an attractive business, says Dan E. Gorczycki, senior vice president of N.Y.-based Granite Partners, which financed the deal. "We see profit margins higher than those delivered by other asset categories," such as residential condo conversions. The upgraded yacht clubs will provide 1,750 new dry rack boat storage spaces and 142 wet slips.
