Lake Nona Partners with Intersection to Transform the Traditional Brick and Mortar Retail Experience

Plan for tech-forward Lake Nona Town Center will create unique opportunities for retailers, restaurants and hotels

| 8/17/2017

Orlando, FL – Lake Nona, the award-winning, master-planned community in Orlando, Florida – one of America’s fastest growing regions – announced a partnership with Intersection, a company dedicated to improving the experience of public places through technology, to develop a Digital Master Plan and connected retail experience design for its 3.8 million-square-foot Lake Nona Town Center. Working together, the partners will identify opportunities to integrate the physical world of brick and mortar with digital technology to reimagine the traditional retail, entertainment and hospitality experience for consumers and businesses alike.

During the nine-month engagement, Intersection and Tavistock will create a plan that seamlessly integrates technology into the fabric of the Town Center, producing new opportunities for retailers, restaurants and hotels to offer unique experiences for the residents and visitors of Lake Nona. Solutions will be developed, tested and deployed to solve longstanding retail issues such as parking, wayfinding, and operational efficiencies while integrating new technology into the physical environment to create a first-ever connected, responsive retail experience that will respond to consumer preferences.

Intersection is backed by Google's parent company Alphabet, through its urban technology company, Sidewalk Labs, which works to accelerate and guide the creation of smart cities. Lake Nona is being developed by Tavistock Development Company, a diversified real estate firm owned by Tavistock Group. The partnership will incorporate abundant connectivity, seamless retail experiences, accessible fitness and wellbeing opportunities, responsive transactions and a cohesive transportation infrastructure. At full buildout, Lake Nona Town Center will include more than 80 specialty retailers, anchors, junior anchors, restaurants, entertainment tenants, office space, and 85,000 square-feet of medically integrated fitness facilities.

“As placemakers who strive to be innovative and collaborative in everything we do, the relationship with Intersection is a natural evolution to complement our built environment. What impressed me most was the brainpower and passion that Intersection possesses and, together, we accept the challenge of creating innovative, value-added solutions within the ever-changing landscape of retail,” said Rasesh Thakkar, Senior Managing Director of Tavistock Group. “We can’t wait to incorporate transformative digital strategies, as created by Intersection, at our 3.8 million-square-foot entertainment and shopping district.”

Steiner + Associates serves as the exclusive retail planning, leasing and development services partner for the Lake Nona Town Center.

“Tavistock and Steiner + Associates have distinguished themselves as forward-thinking developers,” said Jim Butler, President of Intersection Consulting & Solutions. “By creating a data-driven, connected and responsive ecosystem, Lake Nona will pioneer a technology-forward Town Center that will serve as a model for the rapidly changing retail market nationwide.”

Intersection has already established a worldwide reputation by leading the deployment of LinkNYC, the largest and fastest free public Wi-Fi network in the world. The company has recently expanded the product into London with the launch of InLinkUK.

“Lake Nona has always been a place of innovation aimed to inspire the future of smart cities,” said Jim Zboril, President of Tavistock Development Company. “Intersection will enable Lake Nona to have access to cutting-edge technological thinking and strategic partnerships that will transform the ways in which the community engages in our Town Center and ultimately strengthen the connectivity of our community in a way that many smart cities aspire to, but few have achieved.”

The first phase of the 100-acre Lake Nona Town Center opened in January 2016 with an 85,000-square-foot office building, two hotels (a Marriott Residence Inn and Courtyard by Marriott), 16,000 square feet of retail and restaurant space and a multi-level parking structure. The five-story central parking structure features two visual and interactive landmarks, the six-story Beacon and the Code Wall.

In addition to the two hotels currently in operation, Tavistock recently announced the initial plans for a modern 215-room hotel and full-service venue designed by Arquitectonica that will be in the heart of the growing Town Center. Construction is set to begin early 2018.

Details were also recently announced for a new 11-story, 201-unit modern flats project, Pixon, which will be in walking distance to the Lake Nona Town Center and features an impressive list of innovative community conveniences including a car share program featuring Tesla Model 3’s, a concierge delivery system, 32,500 SF of ground-floor retail and the Orlando market’s first micro-apartment unit.
