Developers of the Ritz-Carlton Club and Residences on South Beach expect to begin construction in December. Plans call for 45 deeded, fractionally owned units and 89 wholly owned units. The joint-venture partnership, which includes Lionstone Development, Fortune International and the Ritz-Carlton Hotel Co., envisions improving the existing Seville Beach Hotel at 2901 Collins Ave. and adding a 17-story and a 20-story tower.

Facundo Bacardi, chairman of Bacardi & Co., plans to turn the Calusa Country Club at 9400 S.W. 130th Ave. in Miami-Dade into a high-end private golf course and club to be called Fort Dallas Golf Club. >> Leviev Boymelgreen obtained a $46-million loan for Vitri, a South Beach mixed-use condo project at 541 West Ave. in South Beach. Units, with open-plan layouts and 19-foot ceilings, will start from the $600,000s.
? Related Group of Florida unveiled plans for Oasis on the Bay, a 475-unit condominium project in two 20-story buildings on 3.8 acres at 7951 N.E. Bayshore Court in Miami. Units will start at $290,000.
